From 1 November to 31 December 2026, New Delhi has 30 days for buying land or a house in the calendar view: days that pass Muhurta Chintamani's star classes and the tithi, yoga and karana rules on any weekday — a different school from the almanac we checked, which keeps only Thursdays and Fridays and its own stars (below) — and 29 days after the strict view's sankranti hours. Those hours also shorten the windows of 1 day more. Kharmas, Chaturmas and Simhastha Guru do not rule out buying land or a house in either list.
Computed for New Delhi (28.61° N, 77.21° E) in IST with the Swiss Ephemeris and the Lahiri ayanamsa, for no particular person. Other cities differ by minutes. The calendar view was compared with a published almanac's property list for all of 2027 at New Delhi. That almanac follows another school, so the two lists agree on only part of their days (below).
The calendar view's dates month by month, and what the strict view does with them. The cards below give the times.
The calendar view ranks 1 day in this range "Very good", here with the star of the best window: Friday 20 Nov (Uttara Bhadrapada). Your own stars can still make it weak for you (below).
On a Saturday or Sunday: 1, 7, 15, 21, 28 and 29 November; 5, 6, 12, 19 and 20 December — 11 of the 30 days.
Kharmas is a custom for a purchase, not applied here; a family that keeps it would skip 8 of these dates: 16, 19, 20, 21, 22, 25, 30 and 31 December (on 16 Dec only the hours inside Kharmas).
Dhanteras (Friday, 6 November 2026) is on this list: 07:10–07:58, 09:21–10:42 and 12:05–14:48 IST.
Diwali (8 Nov) is not on this list: Lakshmi Puja falls on Amavasya, which these lists leave out.
Published calendars and the books do not agree on every rule, so this page gives two lists. The calendar view follows the rules as many printed panchangs apply them. The strict view starts from the same windows and also applies 16 ghatis (6 h 24 min) on either side of each sankranti and Holashtak in the regions where Muhurta Chintamani keeps it. A strict window always lies inside a calendar window, so the strict list is a shorter version of the same list, never a different one.
Buying land or a house needs no season in the rules these lists follow: Simhastha Guru, the combustion of Venus and Jupiter, Kharmas and Chaturmas are applied to weddings and a new home, not to a purchase. So here the strict view adds only the sankranti hours (and Holashtak in the regions where the book keeps it): it closes 1 day the calendar view keeps and shortens the windows of 1 day.
Which list to follow is a family matter. If your family keeps the books strictly, use the strict view; if it goes by the printed panchang, use the calendar view. Why muhurat dates differ lists the other reasons two calendars disagree.
That almanac's property list follows another school: Thursdays and Fridays only, its own eleven stars, and no tithi, yoga or karana rule. This list takes every weekday, grades the stars by Muhurta Chintamani's classes and applies the same tithi, yoga and karana rules as the vehicle list, so the two agree on only part of their days. Each day here names its star and weekday, so a family that follows that school can pick a day both lists allow.
Each date shows its muhurat windows in IST for New Delhi, the nakshatra and tithi in them, and a strength word. A card says when the strict view shortens or closes the day; where it says nothing, both views agree. Choose a view to see one list at a time.
Every listed day passes the rules. "Very good", "Good" and "Usable" are a rough order from classical factors (such as the star, the weekday, the bright half) — not a probability or a promise.

No season rules out buying land or a house in these lists. Only the strict view avoids the sankranti hours below. The other periods follow with their dates, for families who keep them for a purchase too.
The strict view avoids 16 ghatis (6 h 24 min) on either side of the moment the Sun enters a sign (B.V. Raman, Muhurtha; Kalaprakasika's 30 ghatis are not applied). The sankrantis of this range at New Delhi, in IST:
Neither list rules out buying land or a house for Simhastha Guru, the combustion of Venus and Jupiter, Kharmas, Chaturmas or Holashtak. Muhurta Chintamani's list of acts kept away from Simhastha and combustion does not name a purchase. Holashtak: Muhurta Chintamani (Shubhashubha prakarana, quoting Shighrabodha) keeps it only on the Beas, the Ravi and the Sutlej and at Pushkar; many families across North India keep it by custom, and these lists do not apply it at New Delhi. If your family avoids purchases in any of them, skip these dates (IST):
A nakshatra or tithi changes at the same moment everywhere, but each place has its own sunrise, sunset and Rahu Kalam, so another city's windows start and end a few minutes apart, and a day near a change can drop out or come in. The muhurat finder computes both views of the property purchase list for your city and your own dates, up to three months at a time. Start from a month:
A list for everyone cannot check your own stars. Muhurta Chintamani's Gochara prakarana adds two personal checks: Tara Bala, the day's nakshatra counted from your birth nakshatra, and Chandra Bala, the Moon's sign counted from your birth Moon sign. A day that is good in general can be weak for you.
Ask the AI astrologer about a date from this list. It computes both checks from your kundli, reads the day's windows for the place saved in your kundli and names the rule behind its answer.
Type the date and the event. Sign in on the next screen and add your birth details once — the question will be waiting in your chat.
