In 2027, New Delhi has 204 days for buying land or a house in the calendar view: days that pass Muhurta Chintamani's star classes and the tithi, yoga and karana rules on any weekday — a different school from the almanac we checked, which keeps only Thursdays and Fridays and its own stars (below) — and 202 days after the strict view's sankranti hours. Those hours also shorten the windows of 5 days more. The most days fall in January (20) and July (20); every month has some. Kharmas, Chaturmas and Simhastha Guru do not rule out buying land or a house in either list.

Computed for New Delhi (28.61° N, 77.21° E) in IST with the Swiss Ephemeris and the Lahiri ayanamsa, for no particular person. Other cities differ by minutes. The calendar view was compared with a published almanac's property list for all of 2027 at New Delhi. That almanac follows another school, so the two lists agree on only part of their days (below).

The calendar view ranks 16 days in 2027 "Very good", here with the star of the best window: Friday 8 Jan (Uttara Ashadha); Thursday 14 Jan (Uttara Bhadrapada); Wednesday 10 Mar (Uttara Bhadrapada); Thursday 18 Mar (Pushya); Monday 22 Mar (Uttara Phalguni); Friday 11 Jun (Uttara Phalguni); Friday 9 Jul (Uttara Phalguni); Friday 6 Aug (Uttara Phalguni); Thursday 2 Sep (Uttara Phalguni); Thursday 4 Nov (Uttara Ashadha); Friday 5 Nov (Uttara Ashadha); Wednesday 10 Nov (Uttara Bhadrapada); Thursday 2 Dec (Uttara Ashadha); Monday 13 Dec (Rohini); Wednesday 29 Dec (Uttara Ashadha); Thursday 30 Dec (Uttara Ashadha). Your own stars can still make one of them weak for you (below).
On a Saturday or Sunday: 2, 3, 9, 10, 16 and 31 January; 7, 14, 27 and 28 February; 6, 14 and 27 March; 3, 4, 11 and 18 April; 8, 9, 15, 29 and 30 May; 5, 13 and 27 June; 4, 10, 11, 24 and 25 July; 7, 8, 14, 15, 28 and 29 August; 4, 5, 12, 18, 25 and 26 September; 2, 9, 10, 16, 23, 30 and 31 October; 6, 14 and 28 November; 4, 5 and 25 December — 55 of the 204 days.
Kharmas is a custom for a purchase, not applied here; a family that keeps it would skip 37 of these dates: 1, 2, 3, 4, 8, 9, 10, 11 and 14 January; 15, 16, 17, 18, 22, 23, 24, 26 and 27 March; 1, 2, 3, 4, 7, 8, 9, 11, 12, 13 and 14 April; 20, 22, 23, 24, 25, 29, 30 and 31 December (on 15 Mar only the hours inside Kharmas).
Not counted as "Very good" above, although the calendar view ranks it so: 15 Mar (Kharmas begins at 07:00, when the Sun enters Meena). A family that keeps Kharmas for a purchase can use only the hours outside it that day.
Akshaya Tritiya (Sunday, 9 May 2027) is on this list: 05:35–09:03 IST.
Dhanteras (Wednesday, 27 October 2027) is on this list: 06:30–07:53 IST.
Diwali (29 Oct) is not on this list: Lakshmi Puja falls on Amavasya, which these lists leave out.
In Pitru Paksha (16 Sep – 29 September 2027) many families avoid new purchases — a custom, not a book rule, and not applied here; this list keeps 7 days in it: 16, 17, 18, 21, 22, 25 and 26 September.
Two views, two lists
Published calendars and the books do not agree on every rule, so this page gives two lists. The calendar view follows the rules as many printed panchangs apply them. The strict view starts from the same windows and also applies 16 ghatis (6 h 24 min) on either side of each sankranti and Holashtak in the regions where Muhurta Chintamani keeps it. A strict window always lies inside a calendar window, so the strict list is a shorter version of the same list, never a different one.
Buying land or a house needs no season in the rules these lists follow: Simhastha Guru, the combustion of Venus and Jupiter, Kharmas and Chaturmas are applied to weddings and a new home, not to a purchase. So here the strict view adds only the sankranti hours (and Holashtak in the regions where the book keeps it): it closes 2 days the calendar view keeps and shortens the windows of 5 days.
Which list to follow is a family matter. If your family keeps the books strictly, use the strict view; if it goes by the printed panchang, use the calendar view. Why muhurat dates differ lists the other reasons two calendars disagree.
That almanac's property list follows another school: Thursdays and Fridays only, its own eleven stars, and no tithi, yoga or karana rule. This list takes every weekday, grades the stars by Muhurta Chintamani's classes and applies the same tithi, yoga and karana rules as the vehicle list, so the two agree on only part of their days. Each day here names its star and weekday, so a family that follows that school can pick a day both lists allow.
Property purchase dates 2027, month by month
Each date shows its muhurat windows in IST for New Delhi, the nakshatra and tithi in them, and a strength word. A card says when the strict view shortens or closes the day; where it says nothing, both views agree. Choose a view to see one list at a time.
Every listed day passes the rules. "Very good", "Good" and "Usable" are a rough order from classical factors (such as the star, the weekday, the bright half) — not a probability or a promise.
Kharmas, Simhastha and the sankranti hours in 2027
No season rules out buying land or a house in these lists. Only the strict view avoids the sankranti hours below. The other periods follow with their dates, for families who keep them for a purchase too.
The sankranti hours (strict view)
The strict view avoids 16 ghatis (6 h 24 min) on either side of the moment the Sun enters a sign (B.V. Raman, Muhurtha; Kalaprakasika's 30 ghatis are not applied). The sankrantis of 2027 at New Delhi, in IST:
Makara (Capricorn): the Sun enters at 14 Jan 2027, 21:10; avoided 14 Jan 2027, 14:46 – 15 Jan 2027, 03:34
Kumbha (Aquarius): the Sun enters at 13 Feb 2027, 10:09; avoided 13 Feb 2027, 03:45–16:33
Meena (Pisces): the Sun enters at 15 Mar 2027, 07:00; avoided 15 Mar 2027, 00:36–13:24
Mesha (Aries): the Sun enters at 14 Apr 2027, 15:28; avoided 14 Apr 2027, 09:04–21:52
Vrishabha (Taurus): the Sun enters at 15 May 2027, 12:19; avoided 15 May 2027, 05:55–18:43
Mithuna (Gemini): the Sun enters at 15 Jun 2027, 18:55; avoided 15 Jun 2027, 12:31 – 16 Jun 2027, 01:19
Karka (Cancer): the Sun enters at 17 Jul 2027, 05:48; avoided 16 Jul 2027, 23:24 – 17 Jul 2027, 12:12
Simha (Leo): the Sun enters at 17 Aug 2027, 14:13; avoided 17 Aug 2027, 07:49–20:37
Kanya (Virgo): the Sun enters at 17 Sep 2027, 14:10; avoided 17 Sep 2027, 07:46–20:34
Tula (Libra): the Sun enters at 18 Oct 2027, 02:08; avoided 17 Oct 2027, 19:44 – 18 Oct 2027, 08:32
Vrishchika (Scorpio): the Sun enters at 17 Nov 2027, 01:58; avoided 16 Nov 2027, 19:34 – 17 Nov 2027, 08:22
Dhanu (Sagittarius): the Sun enters at 16 Dec 2027, 16:38; avoided 16 Dec 2027, 10:14–23:02
Neither list rules out buying land or a house for Simhastha Guru, the combustion of Venus and Jupiter, Kharmas, Chaturmas or Holashtak. Muhurta Chintamani's list of acts kept away from Simhastha and combustion does not name a purchase. Holashtak: Muhurta Chintamani (Shubhashubha prakarana, quoting Shighrabodha) keeps it only on the Beas, the Ravi and the Sutlej and at Pushkar; many families across North India keep it by custom, and these lists do not apply it at New Delhi. If your family avoids purchases in any of them, skip these dates (IST):
Simhastha Guru (Jupiter in Magha or the first pada of Purva Phalguni): 31 Oct 2026, 12:02 – 25 Jan 2027, 01:31; 26 Jun 2027, 05:18 – 15 Sep 2027, 09:56
Simhastha Guru (Jupiter in the rest of Simha): 15 Sep 2027, 09:56 – 26 Nov 2027, 18:45
Kharmas: 16 Dec 2026, 10:25 – 14 Jan 2027, 21:10; 15 Mar 2027, 07:00 – 14 Apr 2027, 15:28; 16 Dec 2027, 16:38 – 15 Jan 2028, 03:24
Chaturmas: 13 Jul 2027, 12:09 – 10 Nov 2027, 09:11
Holashtak: 15 Mar 2027, 10:51 – 22 Mar 2027, 16:13
How these dates are chosen
The Moon's nakshatra, graded by this list on Muhurta Chintamani's star classes (Nakshatra prakarana): the fixed stars (Rohini, Uttara Phalguni, Uttara Ashadha and Uttara Bhadrapada), the class for lasting things, best; the soft and swift stars (Ashwini, Mrigashira, Pushya, Hasta, Chitra, Anuradha and Revati) good; the movable and mixed stars (Krittika, Punarvasu, Swati, Vishakha, Shravana, Dhanishtha and Shatabhisha) fair; never a fierce or sharp star. The grades are this list's own, not the book's: its buying (kraya) list is narrower, as the questions below show.
Daylight only: sunrise to sunset. No weekday is excluded: B.V. Raman (Muhurtha) rejects Tuesday for buying land, though he notes that some older works allow it; these lists keep every weekday, and each card names its weekday. No season: Simhastha, combustion, Kharmas and Chaturmas are not applied to a purchase.
The tithi: no rikta tithi (Chaturthi, Navami or Chaturdashi of either half) and no Amavasya (B.V. Raman, Muhurtha, for beginnings in general; Muhurta Chintamani states it in its Vivaha prakarana).
No Bhadra (Vishti karana): it is avoided whole. The finer rules of its abode and its tail are not applied, so this list is stricter than calendars that apply them.
The yoga: never Vyatipata or Vaidhriti; of the other inauspicious yogas only the opening ghatis are cut — Vishkambha 5 ghatis, Atiganda 6 ghatis, Shula 7 ghatis, Ganda 6 ghatis, Vyaghata 9 ghatis, Vajra 9 ghatis, Parigha its first half (a ghati is 24 minutes; the larger of the counts the texts give — Muhurta Chintamani, Shubhashubha prakarana).
Gandanta: the last quarter of Ashlesha, Jyeshtha and Revati and the first quarter of Magha, Mula and Ashwini are cut out (Kalaprakasika; Muhurta Chintamani states it in its Vivaha prakarana).
Rahu Kalam, Yamaganda and Gulika — the day's eighths by weekday — are cut out of every window (South Indian practice, Kalaprakasika). Kalaprakasika itself does not count Gulika as inauspicious; these lists cut it anyway, as many calendars do, so they are a little stricter there.
A window keeps at least one ghati (24 minutes) of clean time, and a day shows up to three.
Strength: "Very good", "Good" and "Usable" are a rough order from the star's grade, a benefic's weekday (Monday, Wednesday, Thursday and Friday), the bright half and Pushya on a Thursday (Guru-Pushya) or a Sunday (Ravi-Pushya) — not a probability.
What the strict view adds
16 ghatis (6 h 24 min) on either side of each sankranti (B.V. Raman, Muhurtha).
Holashtak, Phalguna Shukla Ashtami to Purnima: Muhurta Chintamani (Shubhashubha prakarana, quoting Shighrabodha) keeps it only on the Beas, the Ravi and the Sutlej and at Pushkar; many families across North India keep it by custom, and these lists do not apply it at New Delhi.
What these lists leave to you
The lagna of the moment: the rising sign at the time of the act is not chosen here.
Your own factors: Tara Bala and Chandra Bala depend on your birth star and Moon sign. They are not checked here.
Eclipse days, kshaya and vriddhi tithis, tithi gandanta, the dagdha and visha tithi–weekday pairs, Panchaka and Chandra Bala's vedha are not applied in either view.
Family and local customs beyond the rules named on this page.
For your city or your own dates
A nakshatra or tithi changes at the same moment everywhere, but each place has its own sunrise, sunset and Rahu Kalam, so another city's windows start and end a few minutes apart, and a day near a change can drop out or come in. The muhurat finder computes both views of the property purchase list for your city and your own dates, up to three months at a time. Start from a month:
A personal check with your own birth star
A list for everyone cannot check your own stars. Muhurta Chintamani's Gochara prakarana adds two personal checks: Tara Bala, the day's nakshatra counted from your birth nakshatra, and Chandra Bala, the Moon's sign counted from your birth Moon sign. A day that is good in general can be weak for you.
Ask the AI astrologer about a date from this list. It computes both checks from your kundli, reads the day's windows for the place saved in your kundli and names the rule behind its answer.

How many property purchase muhurat days are there in 2027?
At New Delhi, 204 days in the calendar view and 202 days in the strict view. The most fall in January (20) and July (20). Every month has some. Each date on this page shows its windows in IST.
Which nakshatras are good for buying land or a house?
The books differ, and this list follows none of them exactly. It grades the stars by Muhurta Chintamani's classes, but the grades are its own: the fixed stars (Rohini, Uttara Phalguni, Uttara Ashadha and Uttara Bhadrapada) best, for lasting things; the soft and swift stars (Ashwini, Mrigashira, Pushya, Hasta, Chitra, Anuradha and Revati) good; the movable and mixed stars (Krittika, Punarvasu, Swati, Vishakha, Shravana, Dhanishtha and Shatabhisha) fair; never a fierce or sharp star. Muhurta Chintamani's own buying (kraya) list, in its Nakshatra prakarana, is shorter — Revati, Shatabhisha, Ashwini, Swati, Shravana and Chitra — and the Dipika, as quoted there, keeps the selling stars (Purva Phalguni, Purva Ashadha, Purva Bhadrapada, Vishakha, Krittika, Ashlesha and Bharani) away from a purchase, though this list rates Krittika and Vishakha fair. B.V. Raman's list for buying land (Muhurtha) leaves out Krittika, Chitra, Vishakha and Revati, and he rejects Tuesday for it; these lists keep every weekday. Each day here names its star and weekday, so a family that follows one of these lists can pick a day it allows.
Is there a muhurat for property registration?
These lists are computed for buying land or a house; they do not separate signing, payment and registration. Moving into the house is a different act with its own rules: see the griha pravesh 2027 list.
Can I buy property in Kharmas or during Simhastha Guru?
These lists do not apply them to a purchase. The rules they follow apply Kharmas, Chaturmas, Simhastha Guru and the combustion of Venus and Jupiter to weddings, a new home and other rites, not to a purchase. If your family avoids purchases in Kharmas, skip 16 Dec 2026, 10:25 – 14 Jan 2027, 21:10; 15 Mar 2027, 07:00 – 14 Apr 2027, 15:28; 16 Dec 2027, 16:38 – 15 Jan 2028, 03:24 (IST): on this page, 1, 2, 3, 4, 8, 9, 10, 11 and 14 January; 15, 16, 17, 18, 22, 23, 24, 26 and 27 March; 1, 2, 3, 4, 7, 8, 9, 11, 12, 13 and 14 April; 20, 22, 23, 24, 25, 29, 30 and 31 December.
Which days in 2027 are Guru-Pushya or Ravi-Pushya for buying property?
Guru-Pushya: 18 Mar — the Moon is in Pushya on a Thursday during a listed window. On 18 Feb and 18 Nov the Moon enters Pushya only after the listed windows. 15 Apr and 16 Dec have the Moon in Pushya too, but these lists leave them out: 15 Apr for a rikta tithi; 16 Dec for Bhadra and a rikta tithi. Ravi-Pushya: 29 Aug and 26 Sep — the Moon is in Pushya on a Sunday during a listed window. 1 Aug has the Moon in Pushya too, but these lists leave it out for a rikta tithi and Bhadra. These lists rank Pushya on a Thursday or a Sunday higher; the day's other rules still apply.
Are these property purchase dates the same for my city?
Mostly, but not to the minute. A nakshatra or tithi changes at the same moment everywhere, while sunrise, sunset and Rahu Kalam are local, so another city's windows start and end a few minutes apart, and a day can drop out or come in where a change falls near a window's edge. The muhurat finder computes both views for your city.
